RaSi AND ITS IMPORTANCE IN BUYING AND SELLING REAL ESTATE

When selling a property it is necessary to submit important documents, among which is the Electrical Installation Safety Report (RaSi).

This is an official document issued by an independent inspection authority. It certifies the conformity of the electrical installation and guarantees the safety of the property and those living in it by ensuring that:

- The installation complies with the ordinance and current regulations on low-voltage installations

- The installation is constructed and maintained according to the correct technical rules

- The installation guarantees the absence of danger to persons and property

- The installation benefits the entire property

- The installation guarantees safety for third parties

The owner is obliged by law to have inspections carried out periodically, in particular for residential properties every 20 years, for offices and shops every 10 years and for schools and restaurants every 5 years.

In order to guarantee the buyer of a property a faultless electrical installation, the RaSi must be presented no older than 5 years. Otherwise the owner is obliged by law to renew the certification.

In the event of defects, a list of defects is issued and handed over to an accredited electrician who will complete the work.
